Challenge and Change: Appraisal Modernization

Change is a basic economic principle, and appraisers have adapted to change over the years - the 2005 forms, USPAP updates, COVID modifications. Significant changes have occurred recently, including the use of waivers and hybrid appraisals. More changes are anticipated in the next couple of years, including property data collection, form changes, use of AI. Some of these changes will be discussed in this seminar. Real estate agents may be asked to do property condition reports, required for a couple of steps in the valuation spectrum. A copy of a prototype of the dynamic new residential appraisal form will also be provided as part of the material, with class discussion. This class is 4 hours CE Pending for Real Estate and Appraisal by the MN Department of Commerce

Market Analysis and Support, with MLS and InfoSparks

There has been an increased focus on and awareness of the neighborhood and market area comments in appraisal reports. Many appraisers have abbreviated their narrative to avoid allegations of nondiscrimination. However, each appraisal workfile needs support for narrative, analysis, and conclusions, including the neighborhood, market area and any market condition adjustments. Freddie Mac issued an article in January 2023 about the importance of market condition analysis, in all markets. This seminar reviews basics for neighborhood analysis, along with developing support from InfoSparks and MLS Stats. Attendees are encouraged to bring along a laptop or tablet so they can follow along with the MLS and InfoSparks programs. This Class is pending DOC approval, 4 hrs CE both appraisal and real estate
